Screen porches have great appeal in our area to add 3-season living space; however this homeowner wanted the ability to use the space comfortably for as much of the year as possible. This porch addition was designed with EZ-Breeze windows that open to allow for 75% ventilation or close completely to keep out the dust and cold. The ventless gas fireplace keeps the room cozy during the colder months. The additional deck space allows for easy access to grilling. The flooring used is weather-proof, low maintenance composite decking. The light-weight faux beams add a rustic look and were stained to match the mantel. Below the new porch, the homeowner gained covered outdoor space. The retaining wall allowed for a level concrete pad large enough to house a hot tub and dining area. We used the same composite decking material to build a screen and gate for trash bin storage under the stairs. To comply with stormwater code in Kirkwood, we installed a drywell in the yard.
